Two Story House Extension

After a few months of deliberating whether to move or extend, we decided to extend.  Sorting out the design was easy, we had a good idea of what we wanted and employing an Architect known to us turned our ideas into a paper design and got us the necessary planning consents.

 Time to get a builder.

We needed a number of compatible quotations to give us confidence that we had done our homework. We selected 5 builders and sent tender packages out to 4. Why was JWBS put on the list? Because they were working up the street and every time we walked past on the school run, the guys were courteous and would stop work to let us past if they were on the street. Their site was also clean and was tidied up at the end of each day. Not a deal breaker, but a sign of a team who took pride in their work.

Once all our tenders were submitted and checked, we narrowed down to 2 builders. The submissions were surprising in their range of prices but the lowest 2 were very close. A good sign that these 2 were carefully considered.  A couple of meeting’s later we instructed JWBS to carry out the work.  They were finally selected on confidence; programme and price.

The work commenced in Mid July 2012, and by the end of day 2 the demolitions were done; waste removed; footing’s dug and the approved inspector (recommended by JWBS) had signed them off. A good start.  The next few weeks consisted of the brickwork, it was all external so didn’t disrupt us at all. The kids loved watching Richard & Harry working and our confidence grew as the building went up. Jonathan was around constantly to check on progress and to tease Richard about his ‘unnatural strength’. One the brickwork was completed it was time for the roof to come off, a stage we were nervous about. The scaffolding was extended and a tin roof covered the entire house, much to the suprise of the neighbours. The roof was removed exposing us to some of the elements.. All in time to catch the tail end of a Hurricane that chose to visit us from the Atlantic. The site was flooded with builders at this point, the roofers and carpenters, the internal walls were coming down in the kitchen so we lost half the ground floor.  Jonathan set us up with the washing machine in the bathroom and a temporary kitchen (Fridge & Microwave) in the hall. There was even a temporary cat door put in for Eddie. These few weeks were difficult and dusty, but not the hell we expected. Before we knew it, the kitchen was in, the floor was down and the attic re-opened. This left us with just the bathrooms to sort out. We were never left without water or washing facilities even though it meant moving sinks about on a temporary basis. It wasn’t long before the externals were rendered and painted, the decorators were in and the scaffolding was down.  We had our house back, the workmanship was great and all in time for Christmas.

Jonathan’s team were fantastic. They were all personable, polite, professional and good at their jobs. Jon the electrician and Mark the plumber would stay behind after everyone had gone to make sure they didn’t leave our family without water, heat or power. The plasterers did an excellent job land the roofers have managed to make our house look like it has always been this way. The final product is seamless.

As a project, it was “all in a day’s work” for JWBS, but it was a big deal for us.  It was disruption, it was a big capital outlay and it could have been very stressfull. JWBS understood this and worked with us, they didn’t disappoint. We couldn’t recommend JWBS enough and would have no hesitation in using them again.

Building refurbishment, kitchen, bathroom and ensuite

We recently bought a house in Dore requiring a full refurbishment. Our initial priority however, was to create a dining kitchen from the original separate kitchen and dining room, refitting the bathroom and creating a new ensuite.

When Jonathon first came round we were very impressed with his professionalism and were put at ease by his technical knowledge and experience.

Jonathon suggested ideas as to the shape of the room, and informed us of the reinforcements required in order to knock the rooms into one. He also recommended removal of a small chimney breast in an upstairs bedroom, which we had not considered, but has created much more useable space. We were also fully advised on the building regulations required.

Jonathon helped with the full design of the kitchen-diner and bathrooms including the major building works and a full electrical plan.

All major works were done quickly and with ease. We were extremely impressed with the tiler who was an absolute perfectionist, especially when it came to travertine tiles.

As the kitchen began to take shape we thought of more and more changes we wanted to make, and nothing was too much trouble

Now the decorating has been finished, it looks better than we ever imagined.  The kitchen was also fully cleaned before they left.

My wife and I had been searching for a builder to start a large extension on our home for quite a while. We called a few building companies for initial consultations and quotations but felt very let down by the professionalism and didn’t feel confident in them under taking the project on our home. We were then passed the details of J Woodward Building Services by a family friend who had a large project completed by them in the past. Jonathan came round to our home and straight away put us at ease, he listened to our requirements and gave us some fresh ideas. The consultation was superb and once we had received the quotation and discussed a few more details we decided to go ahead with JWBS.

Once work had commenced we were very pleased by how Jonathan kept us involved thorough each stage of the project and also how friendly his team were. Having two children in the house whilst the project was on going we knew would be challenging but all the guys accommodated them and were exemplary throughout.

Our project was finished on time and remarkably on budget, everyone that came round during the project and after have complimented on what a great standard the work had been carried out to. We would certainly recommend their high level of professionalism and workmanship to anyone looking for a high quality builder and look forward to using Jonathan and the team @ JWBS again in the future.

Living room and kitchen extension plus re-roof to whole house.

Jonathan Woodward completed an extension and re-roof to our house in 2011 and did a fantastic job.

We had drawn up a shortlist of possible builders based on recommendations from friends and acquaintances and Jonathan was one of the builders we approached to quote for the work. We were impressed from our first contact with him because he arrived when he said he would, did exactly what he promised he would and delivered a competitive and detailed quote in a very professional and timely manner. He also gave us the impression that he wanted to do a really good job for us and  was full of great ideas of how we could achieve what we wanted and keep within our budget. We were very confident he could do a good job for us and so the decision to go with him was very easy.

Our building work started on time and without any drama. Jonathan has a fantastic team of really skilled and reliable men working for him. They were always here at 8:00am every morning and worked in a professional and considerate manner, they always left our house clean and tidy and  our house was always made properly secure and weather tight each night. This was very much appreciated by us as, at one point or another, either the whole roof was off the house or the back wall was completely removed. The work went so well that we asked Jonathan to complete several additional jobs whilst he was on site, all this work was quoted and undertaken in the same fair and business like way as the original quote.

Inevitably, we did encounter problems along the way, none of which could have been foreseen, but Jonathan never took advantage of these circumstances and just got on with sorting the problems out in a professional and pragmatic way; on several occasions Jonathan  got his crew to work over weekends and bank holidays in order to keep the project on track and because of this the work was completed on-time and within the agreed budget.

We couldn’t be more pleased with the finished result. The finish is first class and we feel that we have had an excellent job done for a very fair price. We have no hesitation in recommending him and his crew for any domestic building project.
